Understand the Basics When It Comes to BASIX

BASIX, or the Building Sustainability Index, is a measure put in place by the NSW Government with sustainability targets for water and energy use in all new home builds. This will ensure all new and future home builds are more energy efficient and help to reduce carbon emissions.
Why do I need BASIX?
All new home builds across NSW are required to submit a BASIX Certificate as proof that your proposed plans have met and/or exceeded BASIX requirements before construction can commence. Whether you are building under a DA or CDC, a BASIX Certificate is required.
What is changing with BASIX?
The NSW Government has committed to achieving net zero emissions by 2050, and as a result, the current BASIX standards are being increased to reduce energy use and enhance thermal performance. As of 1st October 2023, there are a significant number of changes coming into effect, including:
- External wall insulation
- Roof insulation
- Use of light roof colours where possible
- Low E glazing to bedroom windows and double glazed to living room windows for all single-storey homes
- Double glazing to all windows except wet areas for all double-storey homes
What does this mean for my new home build?
The BASIX requirements are unique for every new home build, and certain design elements will determine your BASIX rating. These could include:
- Land aspect
- Location
- Home orientation
- Window to brick ratio
- Location and number of windows
- Skylights
- Roof profiles and pitches
- Voids
- Step downs
- Size of eaves
- External colours
- Ceiling heights
- Façade design
