The Knockdown Rebuild Process

To help you understand what is involved when it comes to doing a Knockdown Rebuild, see below the key steps of your KDR journey!

STEP 1

INITIAL MEETING

Meet with a Building & Design Consultant to discuss your dream home, wish list and any specific design requirements.

Take a guided display home tour to see, touch and experience the quality and finishes of what you can expect to receive in your new Fowler home.

STEP 2

SITING

Fowler Homes will prepare an initial Siting based on your land to ascertain its suitability for your new Fowler home. This enables us to create the best possible design to utilise the full potential of your block and be mindful of your budget.

STEP 3

FORMAL ASSESSMENT $

A formal assessment of your land (as required) is undertaken with all necessary reports (as required) being ordered.

A Formal Tender Agreement will be prepared and presented by our Tender Presenter along with a Siting & Concept Plan of your new Fowler home.

STEP 4

CONTRACT $

Following acceptant of your Formal Tender Agreement, your HIA Building Agreement & Preliminary Services Agreement will be raised.

Once you sign your HIA Building Agreement, things are about to get real!

STEP 5

WELCOME TO PRE-CONSTRUCTION!

Your Client Relations Specialist (CRS) will be in touch and guide you on the steps to take for your demolition approval application.

You will also attend your internal and external Selections Consultations.

Whilst this is underway, your CRS will be working hard behind-the-scenes to obtain all the relevant reports for lodgement of your new home to the council/certifier.

STEP 6

LET CONSTRUCTION COMMENCE!

Now that we have received all required approvals and finance for your build, we can now prepare your construction plans.

At this stage, demolition of your existing home can take place to make way for construction of your new home!

You will receive progress updates from your Site Supervisor from site prep, slab, frame, brickwork, fix-out right up until handover.

Handover Day has arrived! Your Site Supervisor will present you with the keys, remotes, manuals, certificates and warranties.

Congratulations on receiving the keys to your new Fowler home!

Frequently asked questions

Knockdown Rebuilds are proven to be cheaper per square meter than renovations and extensions. Any initial pricing is an estimate only. When your deposit has been paid Fowler Homes will need to conduct further site reports, inspections and surveys in order to determine exact pricing. Once these works have been completed, we will be in a better position to provide a fixed price along with a few provisional allowances to ensure the full scope of works can be budgeted for. When it comes to Knockdown Rebuilds, there are many unknown factors which are subject to building in certain areas – e.g. narrow roads, tight or limited site access, overhead powerlines, hydraulics, tiger tails, traffic management, arborist reports, dilapidation reports, etc. This is why provisional allowances need to be factored into the price.

Demolition of your existing house is your responsibility.

Every project is different and is dependent on your land attributes, the size of the home you wish to build as well as specific council requirements. An approximate timeframe will be provided on project to project basis. Time-Frames and process for Knock-Down Rebuild areas are outside of our standard Greenfield area criteria.

Please refer to our “Where We Build” Map for our current KDR Locations. Please note we have carefully reviewed our build zone to ensure we have access to required trades and suppliers to ensure a high-quality build. Zone Allowance is supplementary to our home price list. It is to cover the additional charges from our contractors and supply deliveries for extra travel time out of their usual working area.

You will need to provide the following:

  • A copy of your Contract of Sale of Land, including current land title document
  • Any Fowler home designs & facades you are interested in so we can determine if this will be suitable for your block
