The Fowler Process
At Fowler Homes our experienced team are committed to making your building process as stress free, relaxed and smooth as possible. We will take care of all your needs from start to handover. We understand that building your new home is an important investment for you and also for us as your family and friends enjoy all the homes aspects and give Fowler Homes a proud name.
At Fowler Homes we will be there to help you choose your finance, land, home designs and colour selections. Our team are a phone call away for any questions throughout the process that you may have to be answered.
Step1 - Contact one of our experienced sales consultants
This can be done by calling our Sales Centre 1800 606 675 or Head Office 9757 2300 or by visiting one of our display centres (located in this website). Our experienced sales consultants will show you the Fowler range of homes and help you choose a home to suit your needs & budget.
Do you require finance? If so one of our experienced sales consultants can organise a free appointment with one of our home loan specialist to assist you.
Step 2 – Choosing your Land
When choosing your land you should look at the surrounding area’s amenities & facilities for example: schools, shops, public transport & parklands. You should also look at the growth potential of the area. Preferably a level block of land with easy access will reduce excessive site works, North facing living areas for correct solar orientation taking into account the home design.
Ask one of our experienced sales consultants for any available Fowler Homes house and land packages that we may have in your area of interest.
Once you have chosen your land you will pay a holding deposit and contracts will be sent to your solicitor while you wait you can choose your new home.
Step 3 – Choosing your new Fowler Home
Your new homes sales consultant will show you our range of designer homes and help you choose one that meets your needs and requirements along with fitting on your land. Points to consider when choosing your new home are:
- Type of home you are looking for double storey or single storey
- Solar Orientation of the land & home sited on it
- Accommodation you require example number of bedrooms you require, bathrooms, garage space, sitting areas, guest rooms, theatre rooms etc
- Façade options you require to match the style you are looking for including any guideline requirements from your estate or local Council
- Optional or future Alfresco areas for entertaining your guests creating an indoor outdoor feel
- Upgrades that you would like priced
- Budget & Time frame you require the home to be completed
Once you have chosen your new Fowler Home our sales consultant will provide you with an approximate FREE house price based on standard site costs, standard Council Conditions and a standard Basix allowance.
If you then would like to proceed to a full quotation with site costs, Council Conditions and Basix quoted to suit your land, you will be required to pay a small payment (usually $990 depending on your land) and we will organise a contour survey by a registered surveyor stating all the levels and any impediments on the land and we will also organise a GEO Tech report stating the classification of the soil once we have received these reports we can then complete your new home quotation.
Step 4 – Acceptance of Quotation & Contract Preparation
Now that you have been presented with your new home quotation you can accept the quotation by signing it and paying the deposit.
Once this has been done your plans will be prepared by our designers and returned back to you for your approval before Council submission.
Once you have approved the plans, building contracts will be prepared and given to you by your sales consultant for signing and they will also answer any questions you may have. Fowler Homes uses the standard Housing Industry Association (HIA) contract. Once signed contracts are returned, we will then sign the contracts as well and a copy will be returned to you together with your copy of home owner's warranty certificate.
Fowler Homes will require a letter of approval from your finance institution authorising commencement of construction and proof of land ownership or a letter of consent from the current vendor.
Step 5 – Council Submission & Colour Selections
Once the contract stage is completed the plans will be prepared for lodgement to council. There are a number of supporting reports that need to be arranged as well such as Basix report, landscaping plan and Hydraulic stormwater plan where required which need to be submitted together with the house plans as part of the Development Application. This process can take up to 3 weeks before the Development Application can be submitted to council.
While the above is occurring, you will be contacted by your allocated Customer Service officer to arrange colour selection appointment at our head office for you to choose all the colours and finishes of your new home.
Once Development Application has been lodged with council, it is our experience that council will take a minimum of 6 weeks to approve your plans. Your Customer Service Officer will be in contact with council on a regular to see how your application is progressing.
Step 6 – DA (development application) Approval & CC (Construction Certificate) Approval
Once your home has been DA (development Approval) approved it will then require a CC (construction certificate) this will take a minimum of 2 weeks. Once DA conditions have been issued to Fowler Homes we will then read through the conditions and if any conditions arise a variation will be raised. A copy of the DA will be sent to you along with a covering letter from Fowler Homes stating any special conditions required by Council. Occasionally it may be necessary to make modifications to the design or siting in order to obtain a DA approval in this case we will contact you and discuss the matter, in this case there may be a variation issued either a credit or a charge depending on the matter.
Step 7 – Building begins
Its now time to start your new dream! Throughout the building process you will be in contact with your Customer Service Officer and your construction supervisor they will keep you updated on the progress of your new home and answer any questions you may have.
During construction there will be progress payments due as set out in your construction contract.
Our team of trades and personnel will ensure that your home is delivered in time with your construction contract period and with the utmost quality and finishes.
Step 8 – Handing Over Your Dream Home
Once the home is complete you will be contacted to do a pre handover inspection of the home with the construction supervisor who will attend to any concerns you may have.
Once the inspection has been completed you will be required to attend our head office to do a formal handover with your Customer Service Officer and you will be given all keys, instruction manuals, certificates and warranties. You will be required to pay any outstanding amounts via a bank cheque at the meeting. A gift will be handed to you and the 3 month maintenance warranty & structural warranty period will be explained to you.
